Two UPs, namely UP1187 and UP1188, with an area of about 600 m2, are planned for Ground + Floor + 2nd floor. Par. 1189, with an area of about 600 m2, is planned as an approach to these two UPs and a possible parking lot or other purpose for these two buildings.
There is a road, electricity, water and telephone near the plot.
General guidelines for construction:
- The cadastral plot on which the building is to be built must have a size and shape that enables construction, an area of at least 300 m2, an aspect ratio of 1:1 to 1:2. If the plot has an area of more than 600 m2, the size of the building is calculated in relation to max 600 m2.
- There must be a vehicular access to the plot with a minimum width of 3.0 m, which is not required to be provided by the municipality. The purpose of the buildings can be housing and activities that, in accordance with all applicable laws, can be carried out in residential houses - Construction coefficient 0.75, tolerated from 0.65 to 0.85. Open terraces, staircases and balconies are calculated with a factor of 0.25, lodes with 0.5 and attics with 0.75.
The average percentage of soil utilization/patterning is 40%, 35% to 45% is tolerated. The percentage is calculated as the ratio of the total surface area of all buildings on the plot, including the projections of balconies and external stairs, and the total surface area of the plot.
- The maximum height of the building is 14 m, counting from the level of the sidewalk or the terrain around the house and the highest level of the roof.
